Modus bets the house on new construction
In the middle of the real-estate downturn, Steven Hanson wasn’t looking for foreclosures and short sales. What he sought were over-corrected prices in the most desirable waterfront locations....
Betting the House
In mid-2008, he purchased a duplex for $375,000 out of foreclosure at 312 64th St., in Holmes Beach, a barrier island community in Manatee County. He gutted it, fixed the roof and, with the help of a variance from the city, expanded it to three units, each with a private pool. After renting the property for a couple years, he sold it in 2010, to other investors for a total of $1.19 million.
Bullish on real estate
Steve Hanson is bullish on waterfront real estate. And if you stand on the south end of Longboat Key looking across the water at the multi-million dollar homes on Westway Drive, you will see Hanson’s efforts. There he is busy building the first of 14 multi-million dollar waterfront homes that he plans to bring to market over the next two years.
He's building 7 waterfront mansions before finding a buyer
LIDO KEY - At a time when the region is slowly pulling out of the Great Recession, Steven Hanson is making a big, bold move. The British-born developer, who spent seven years as an equity trader in London, is planning to build seven multimillion-dollar mansions on barrier islands from Anna Maria to Casey Key over the next two years.
Activity on Lido Key’s Westway Drivey
Lido Shores, which includes Morningside Drive and Place, Center Place, John Ringling Parkway and Bowdoin Circle in addition to Westway, has been a trendsetting neighborhood since it was developed 60 years ago by Philip Hiss. What followed was a construction boom that took advantage of Florida’s explosion of growth in the 1950s and ’60s — and a lot of the houses built became icons of the midcentury modern Sarasota school of architecture.
Lido Key lots sells for $2.6 million - $500,000 less than in 1999
Modus Operandi Partners LLC, a Bradenton company managed by Steven Hanson, has purchased a vacant, waterfront lot on Westway Drive in Lido Key from William and Sandra Ruppert for $2.6 million.
Luxury builder snags Sanderling Road property
Barry and Monica Kramer sold a 3,435-square-foot house at 7808 Sanderling Road on Siesta Key to Siesta Key Landholdings LLC, a Longboat Key company managed by luxury homebuilder Steven R. Hanson, for $1.79 million.
